Thanks for the good blog posts.

I recently dealt with a landlord that attempted to withhold some of my deposit after move-out, despite the fact that he did not send an itemized accounting of deductions within 30 days of move-out. This is against the law in Texas and I sternly informed the landlord via email that I would be taking them to court for nearly 3x my deposit if they didn't send me the rest of my deposit. Needless to say, I received the rest of my money back within a week and never heard from him again.

It always helps to stand up for yourself.

Hi Pat,

If you're getting harassing calls or threats, you need to contact law enforcement. If they libel you on the internet, you'd need an attorney, or to contact the site hosting the information and demand removal.

Good Luck,

Steve

I've been in the landlord business for almost 15 years and have not had a court appearance for deposits yet. What do you do in cases where the tenant threatens physical harm to you and your family or when they libel you on the internet? I have already figured out the same regimite for handling deposits as you have but on occasion I still get the irrate tenant.

Great article, Steve. It really helps to remember the mindset of the tenant in these cases, as you point out here, so that landlords don't get emotional in response.
