This is a start so thank you for trying. Could you provide this data by different parts of Austin, give 7 years, and use 12 month rolling periods to take out the seasonality? This doesn’t tell you much since it’s city wide. Check out how rereport.com does it.

Yes, rereports.com has some nice looking reports. If I had a full time programmer to import MLS data and write web code to create all of that, it would be nice. But I don’t.

Also, I don’t think all the added info helps people properly analyze the market and better than looking at some basic metrics. Case in point, rereports.com service areas are some of the hardest hit cities that tanked the most after the real estate market bubbled out. The better reports didn’t seem to make real estate buyers any smarter.
